Pre-Design
During this phase, the architect and client establish the project's preliminary budget, schedule, goals, and spatial requirements, which guide the project's cost and design throughout subsequent phases.

Schematic Design
During this phase, the architect presents preliminary layouts and design concepts to refine the client's aesthetic and functional goals, establishing a clear direction for the project.

Design Development
During this phase, preliminary designs are refined into detailed plans, with final selections for materials, structural systems, finishes, and layouts. Engineers also begin coordinating their specialized work.

•The rough schematic designs become more detailed designs
•More accurate cost estimations
Construction Documents
During this phase, the design is developed into a complete set of construction documents containing the information needed for the project to be built.

•The client makes final decisions on materials and finishes
•All components and fixtures to be installed are specified
•Final engineered drawings are recieved
•Final architectural drawings are completed
Bidding & Negotiation
During this phase, contractors submit bids, and the client selects the contractor for the project. This phase may be eliminated under a design-build contract, where design and construction are provided by a single entity.

•Drawings and specs are issued to bidders
•Questions from bidders are answered
•Bids are reviewed and compared
Construction Administration
During this phase, the architect serves as the client's representative, reviewing construction progress to ensure the work complies with the approved construction documents.
What Happens?
•On site meetings between the contractor, architect, and client
•Pay applications and shop drawings are reviewed
•Final punch list
